The evidence that an open home is the best way to sell is irrefutable. There are three major reasons: Open homes are preferred by buyers A buyer can view more properties in one afternoon of open homes than a whole week of trying to make appointments through real estate agents. The trouble buyers have to go through in order to set a viewing time that is suitable to the seller, the agent and the buyer is simply too hard. The majority of buyers will therefore ignore your home if it is not open for inspection.
Open homes are best for the seller What would be your preference? Spending hours each time the phone rings preparing your home for individual buyers, or do this once a week when you are likely to get 5 to 10 people through. Our generally busy lifestyles now mean that less and less buyers are looking during the week and more and more are choosing the moment when all family members are available. Early action means an early offer Your open home has created lots of interest and the keen buyers are aware that there may be competition from other parties. "We'd better be quick or we may miss out" is not an unusual comment at open homes. An early offer at a very good price is exactly what we are looking for. The old real estate saying "your first offer is your best offer" rings true 9 out of 10 times. |
