Bulls is a small town in the district of Rangitikei, located in the southern half of the North Island of New Zealand. It is located 27 kilometres outside of Palmerston North. Bulls is known for its town marketing campaign using ‘bull’ on signs around the town, such as on the local subway sandwich shop it has a sign which says “submergibull,” or on the local police station “constabull.”
Property in Bulls has historically performed very well as an investment. The region benefits from slow and steady growth and investors who buy property enjoy good capital gains in the medium to long term. When people invest in residential property we suggest that they look at it as a long term proposition, generally of ten years plus. It is rare in Bulls that property values plummet or rise steeply, and this gives confidence for investment.
Property Management provides a wonderful solution both for owners of investment properties and people who require their own personal homes looked after. The rental market in the country tells us that around 33% of all homes are rented properties, and many owners choose property management to help maximise their investment. In Bulls the ratio of rented properties is similar to the national average. Given new legislation which financially penalises owners who leave the country for more than 3 weeks without appointing an agent, property management is becoming more and more popular.

Rentals are popular in Bulls, as there are many tenants who transfer into the area on an ongoing basis including transfers to nearby Ohakea Air Force Base. This certainly a vibrant region. Bulls is close to the Manawatu region and the Manawatu has a strong education sector with Massey University, U.C.O.L., the International Pacific College and its renowned Veterinary School, Agricultural sciences and Teachers college. Both those working within the education industry and those studying tend to require rentals. Large employers in the region include various science institutes, Toyota, Ezibuy, Foodstuffs, Fonterra, and the Palmerston North Hospital. Many of these companies transfer staff and require rental accommodation.
